New Plumbing Codes Require Thermal Expansion Tanks On All New Water Heaters

Ever had to take a cold shower because your hot water heater went out? Well then you know that your water heater is one of the most crucial parts of your plumbing system. You may also know that a water heater can be expensive to replace.

A water heaters job is to heat water, either with electricity or natural gas. But, when water is heated, it expands. It’s called “Thermal Expansion”.

A typical water heater size for a home is 40 gallons. When your hot water heater heats water from 70 degrees to 120 degrees the water may expand by an extra half gallon of water. If the excess water doesn’t have anywhere to go, like a thermal expansion tank, it increases the pressure in the pipes. Sometimes the pressure gets so high that it could cause problems.

If you have a “Closed Water Heating System” with a check valve or a “Backflow Preventer” on the incoming water line, thermal expansion will create additional water volume which will have no were to go. This will increase the water pressure in your pipes and may cause your plumbing problems. Your relief valve on your water heater may drip or run. When the water pressure gets up to 150 psi, the valve will automatically release the extra pressure. But this valve may fail if it’s consistently used. The relief valve is a safety valve and not designed to be used repeatedly.

One of the signs that you’re having thermal expansion issues is that your toilets keep running or kicking on. The float on the fill valve in the tank of your toilet will be overcome by the water pressure and water will run into your toilet tank. If this happens for a period of time the toilet fill valve will stop working, and your toilet will run continuously.

New California building codes require that when replacing a water heater or installing a hot water heater for the first time that a “Thermal Expansion Tank” must be installed in line with the hot water heater. A thermal expansion tank is just a small tank that holds your hot water “overflow”, when your hot water expands.

As of Jan 1 a thermal expansion tank is required on all new and replacement hot water heaters. This has raised the cost for a new replacement water heater has gone up. Tips on finding a reliable Oceanside Plumber

Finding a plumber is something we usually don’t do until there is an emergency. Then take the first one that shows up at the door, whether we know if they’re reliable or not. Wouldn’t it be great if you could find a plumber, a professional (no ‘plumbers crack’) that has the knowledge and experience to fix your plumbing issues quickly and cleanly. How do you find a plumber?

You could look them up in the phone book or search on-line. One positive thing about plumber websites is that you can get a lot of information about them; how the plumber works, how long they’ve been in business, the service plans they offer, if they take credit cards or have their own financing and if they are licensed. (In California, a plumbing contractors license is required for projects over $500. All plumbers must have 4 years of experience, at the journeyman level or higher, to sit for the plumbing contractor license exam. This exam consists of 2 tests: business and law and plumbing. All license applicants must be bonded and have some working capital.)

Another great way to find a plumber is to ask friends and colleagues. They probably have had some experience, maybe in their own home. Their feed back will be invaluable, even if it’s negative. It will let you know what to look out for.

Know what work needs to be done.

Talk with the plumber. Ask about the work that needs to be done and how it will affect the rest of your plumbing and home. If you feel the plumber is unnecessarily expanding the scope of the job, Do Not Choose Them! Use a plumber you feel comfortable with, trust and who can do the job done quickly and cleanly.

Ask front what the costs will be.

Especially any after hours or emergency service fees. If the plumber works on an hourly basis, find out how they calculate their time. Keep track of how much time they spend fixing the problem. Compare your time record against the bill.

Get a contract in writing.

A contract should include the scope of work to be done and a “bottom line” price. Make sure you get an estimated time for the work to be completed. Always ask for a guarantee on the work.
